This farm in Northeast Davis County has a great mix of timbered and open CRP acres. It consists of one main drainage running through the heart of the timber, which has running water, big open ridge tops, CRP income, and multiple food plot options. It's located 4.5 miles south of Selma, 6.5 miles north of Troy, 18 miles east of Bloomfield, and 23 miles southeast of Ottumwa.

This property lies right in the heart of the White Elm neighborhood, an area well known for consistently producing big deer for several reasons. A giant block of timber holds a tremendous amount of deer, and there are also many management-minded neighbors in the area. This farm consists of 50 acres of hardwood timber and 30 acres in CRP. It lays out particularly well because of the area of the open ground. You have multiple food plot locations that you could establish and also excellent access to get in and out of them from two sides of the property. With a little bit of work in the vegetation screening department, you could have some large food plots that would be invisible from the road.

Once you get into the timber, you'll realize why this is such a good bedding area for these whitetails. In the past few decades, the family has logged on the property, which has resulted in some great thick bedding areas, and there's also no shortage of turkey sign in the woods either. I have bumped a lot of bedded deer on the same main ridge both times that I've walked into the timber.

Regarding water sources, you have a consistent trickle of water in the drainage and a small pond right at the edge of the timber. With hundreds of acres of connecting timber to the north, there's no telling what might wander in and come past your stand in November. And if you want to build a cabin or possibly a house, there are multiple great building sites off both roads that have access to electricity and rural water.
