This parcel is ready to hunt. Four very nice box blinds are located over four food plot areas with great shooting lanes. There are two ladder stands located in key travel locations as well. The property hunts big. Four hunters could hunt at the same time and probably not see the same deer all day. Based on Trail camera intel I am getting daily, the deer numbers are very high, with large groups of does feeding in the food plots regularly. The rut is going to be off the charts on this ground. There is a very good trail system throughout the property that makes access to the box blinds and food plot simple and quiet. There is a significant amount of bedding cover as well, with a small 2-3 acre swamp located on the west side of the property. It is the only wet spot on the entire piece. There is a hidden 3-4 acre field tucked behind the large(10+/- ac) crop field on the North East front corner of the parcel. That small field fills up with deer every morning and evening as they feel completely protected and can remain unbothered here. Several very large oaks on the border of this field supply additional food, and the deer have cleaned them up with few remaining as of today. The early season will be exciting in this area, I am sure. Adding a small kill plot of clover and/or turnips in here would be fantastic and easy to do, or plant the entire 3-4 acres in soybeans and let it stand. Every deer in the surrounding area will be in there most, if not all, of the season. The big field upfront can be cash rented to a farmer for income or planted in row crops or hay for the deer. It would simply provide an on-site grocery store for the herd here. The Turkey population is high here as well. I saw about 30 while walking it today, including a group of six mature Toms. The bordering farms to the immediate east and the immediate south are both large crop farms with standing corn currently, but I am sure that will get cut very soon, and the deer living in that corn will end up in this timber. Those farms are planted in row crops every year. This is a very nice hunting parcel, and it has an area cleared out to park and even camp, if you like, with clean dry access. There are also several nice building locations should you want to build a cabin or home in the future. These types of properties, and this one in particular, simply will not last long.
