If you chase big whitetails and are looking for an affordable property, this is the one for you. This smaller land tract has a little bit of everything and has been managed well for mature deer by the current owners. They recently took a 140” class buck off the property and have a history with many other mature deer here. With great road access off county route 4, you can hunt the bottomland field out of a blind or traverse up into the tract along one of the two main finger ridges to a tree stand. The terrain is moderately steep off the creek but then gently sloped up to the right-of-way. The deer trails and signs throughout this property are exceptional. It has the potential to produce consistently. The owner of one of the neighboring properties offers permits to hunt their property, so it’s possible that the new owners could have the opportunity to hunt that tract as well – accessing it from this parcel. The Lewis Wetzel Wildlife Management Area is located a few miles to the north and offers public hunting opportunities. There is a gas line right-of-way that runs along the very western edge of the property along the ridge. It would make an exceptional hunting spot during gun season and also for turkey in the spring. The FEMA 100 year flood plain does not appear to come up into the field (unconfirmed), so it should not be a problem for those looking to build in the field along the road.
