There are significant trails throughout the property, turkey scratchings, and fresh deer signs in the thickets. It would hunt well and is an appealing whitetail property. With access to electricity and water, it would make an incredible building site for a country home or cabin. There is marketable timber on the property for investors in certain locations. There’s a lot of cherry, ash, locust, but also white oak, red oak, maple, and some poplar. The mineral rights are owned by the seller but are not included. They are willing to consider selling them, and they are subject to separate negotiation.
