Both properties have road frontage on county route ¾ and stream frontage on McKim Creek. There is access to the property on the west side and southeast side. The hillside bordering the road is very steep – preventing unwanted trespassers from getting into the property. The main access from the west is a permanent easement (unconfirmed) through the Zoar Baptist Church property. It is a blacktop single-lane road that goes into the property. The parcel that contains the Zoar Baptist Church cemetery (1 acre) is located on the west edge of the property. The road turns into a dirt track at the cemetery and traverses into the center of the property. The interior of the property is very gently rolling and lays nicely topographically. A 5-acre field is a plateau above the road with a steep hillside on three sides. A finger ridge runs up to a former field which is now overgrown with brush on the north end of the property. A residential powerline runs through the property providing access to electricity in the 5-acre field. Access from the southeast runs up the edge of the property but is separated by a deep hollow from the rest of the property. It is most useful for hunting access. Interior UTV access is excellent, with trails up to the northern ridge. From a hunting perspective, this property has it all; mature timber with mast-producing crop (acorns), 5 acres of tillable field, overgrown clear-cut with high brush (sanctuary), and water to the east. It offers excellent bedding habitat on the north end with food and water on the south end. The access is excellent for hunters. A steep hollow to the east also has a tributary that flows down into McKim Creek. If you are a serious hunter, you have all the components on this property to hold and manage quality whitetails. You could plant the 5-acre field as a food plot and pull the deer down from the bedding in the north while your scent blows to the south over the road. If you are interested in timber value, there are some stands of mature timber. A combination of pine and hardwood runs throughout both properties and features both new growth and old-growth stands. If you are looking to build a house or a farm, you could have over 5 acres of pasture and yard on the top of the hill for a house, barn, or stable. An additional 3-acre field across the road could be used for cutting hay, as an additional pasture, or as a building lot. There is access to electricity in both fields, so the options are many. With a brush hog or timber mulcher, the old field on the top of the north ridge could be converted back into pasture very easily, which would add another 5 acres of pasture. There are two old hunting campers on the property that are no longer usable. There is an old homestead trailer and barn located on the south side of the road that has been abandoned for a long time and is condemnable. Not much is known about these improvements, but they have not been inhabited in a long time and should be torn down. The minerals are not included in the sale. The permanent easement into the property through the church is assumed, but the details are unverified and should be investigated during due diligence by the buyer.
