This property is located within Game Management Unit 12, which is known for its trophy elk hunting and is eligible to participate in New Mexico Game and Fish's elk landowner system (EPLUS). Elk, mule deer, and other wildlife utilize this property. Private land mule deer licenses are currently unlimited and sold over the counter so a landowner can regulate the number of hunters to meet their management objectives. The ranch provides good forage and dirt tank water availability for maintaining elk and mule deer use on the property. The terrain consists of a gentle topography with open meadows of native grasses, pinyon and juniper trees.

This property has been used primarily as a cattle ranch with little to no hunting. Pueblo of Zuni Reservation land borders the property to the south and west, with Navajo Nation land bordering to the north.
