Land Characteristics: The property is irregular in shape and open to wooded. It has rolling terrain with approximately 90’ of elevation change. Generally speaking, the highest elevations are along CR 263 but there is a high ridge running from north to south in the central portion of the property. It is mostly open with rolling pastures that consist of a mixture of improved and native grasses. Pockets of mixed mature timber and native regeneration offer good buffer and excellent wildlife habitat. Long road frontage would allow for sub-division if desired. The property is located within Nacogdoches ISD and is reported to be located within Appleby Water Supply Company service area, but the exact location of the water line is unknown. Power has already been established at a well site in the southernmost portion of the property. The well site is accessed via a road that runs along the southern boundary of the property.
