The property is wet in the spring from snow melt and spring rains and usually dries out significantly throughout the summer months via the drainage ditches throughout the property. Currently, the property is mostly dry aside from some standing water in the potholes of the drainage ditches.
The land has a natural balance of mature woods and dense cover that provides food, water and shelter. With its size and habitat variety, it’s no surprise the property sees steady deer activity. Seasonal conditions also shape how the land is used. In dry months, interior trails could be added to improve access, while in wet years the lower areas attract a lot of ducks. Even in drier seasons, wood ducks can often be found in small potholes within the ditches; I jumped around 40 of them on my walk through the property in three different areas.
Access is straightforward at the end of a dead-end road; private and convenient. From there, the property opens into its mix of timber and cover, with enough acreage to spread out multiple hunters. There is also road access off of Cty. M to the west. The ditch is steeper here but would be a good opportunity for someone to be dropped off and slide into a stand in the heavier cover.
There is some thick and tough to hunt adjacent state owned land to the north and west that allows even more cover for the deer and opportunity for duck hunting. In addition to what is found on the land itself, this property sits alongside Koepke’s Boat Landing on the Wolf River. The landing provides direct access to the Wolf river system that is well known for walleye and bass fishing and recreational boating. Shoot your ducks in the morning, catch a limit of walleyes in the afternoon and end the day with some excellent deer hunting! The property is about 30 minutes from Appleton and the Fox River Valley. There is no designated build site which drives down the price per acre into more affordable recreational type values for this area.
